Cell Phone reception may be spotty, however, since we are in the country. Landline service is available if needed.

HOWEVER, THERE WILL BE A 3.5% PROCESSING FEE ADDED TO YOUR BILL IF YOU CHOOSE TO PAY BY CREDIT CARD. THIS APPLIES TO BOTH LODING AND ANTIQUE PURCHASES.***

Preferred payment is by check or cash. Save yourself the credit card fees. :)

For lodging, we are required to charge New York State sales tax (8%) plus an Otsego County bed tax (6%) on all rooms, for a total of 14% room tax.

For antique purchases, an 8% state sales tax will be charged unless you provide proof of tax exemption. Thank you.

***DEPOSIT/CANCELLATION POLICY:
We require a deposit of $25.00 per room per night by check mailed to our address on this site to hold your reservation. Balance is due upon arrival.

We do require notification of cancellation 7 days prior to date of arrival for a refund of deposit.
PLEASE NOTE: For refund of deposit minus a $15.00 cancellation fee per room, cancellation must occur outside the 7 day notification window. If you should cancel within the 7-day window, the deposit is not refundable. Thank you.
